Elevation Information

The Muskegon County Drain Commission and the City of Norton Shores requires record of the elevation for areas in the high water table or flood plain. This should include the elevation of the lowest floor (including basement) of all new and improved buildings. The Elevation Certificate provides a way for the community to document compliance with the community's high water table and flood plain regulations. The City of Norton Shores 100 year flood plain is 583 feet. Designs for meeting this requirement must be certified by a registered professional engineer or architect. Verification of the base floor elevation using a grade survey is required as proof that the lowest floor elevation is at least one foot above the soil mottling line.

The Federal Emergency Management Agency (FEMA) also requires an Elevation Certificate for areas located in the flood plain due to flood insurance regulations.
